What is revenue share?
Historically, tower companies have been reluctant to offer landowners a share of tower revenue. TriStar believes that landowners should be compensated fairly for the tower on their land, and we pay the landowner today for the privilege to operate the tower when the current ground lease expires. When TriStar operates the tower, instead of a fixed monthly ground rent (which is typically a small fraction of the total tower revenue generated by the tower), TriStar shares a portion of the total tower revenue with the landowner. Typically, the TriStar revenue share amount is more than double the amount of ground rent paid to the landowner.
How long does a typical transaction take?
Some transactions can be completed in just a few weeks, while the typical transactions close in approximately 60 days. Length of time depends on a variety of factors.
What are TriStar’s Payments options?
TriStar is flexible and tries to meet the financial needs of landowners. Our offers include more rent over time, large lump sum payments, and combinations of both. Work with us to determine what is best for you and we will structure a proposal that meets your needs.
How will the TriStar agreement affect my current lease?
Your current ground lease agreement will not change after an agreement is reached with TriStar. The obligations under your current ground lease continue until expiration.
How can TriStar increase my rent immediately?
TriStar determines the true value of the tower site on your property and is prepared to pay you today for the privilege to operate the tower site on your land when the current lease expires. Why does my tower company not want me to speak with TriStar?
TriStar competes with tower companies. Our focus is only the top 5% of wireless telecom sites. We explain to you why your site is so valuable and offer you the opportunity to share in the actual tower rent revenue. It is our experience that our competition would prefer to pay landowners as little as possible, and TriStar's competitive activity is a direct obstacle to their efforts. It seems the competition would prefer you know as little and get as little rent as possible. At TriStar we recognize the value of your site location and are willing pay you more rent today and tomorrow to operate the tower on it.
