Position: Full-time Network Acquisition Specialist
Locations: Various cities throughout the United States
Position Summary:
Responsible for the identification, negotiation and assignment of existing leases between landowners and cellular tower owners on existing cellular tower locations. The position will report to the Vice President of Network Acquisitions for day-to-day direction and will generally operate independently within assigned geographic region.
Additionally significant travel will be required to manage customers in various parts of an assigned area. Travel within assigned territory will range from 50%-75%. Ability and desire to relocate to new territory if successful in role.
Primary Responsibilities:
· Contacting and meeting with landowners to enter into long-term leases, perpetual easements or purchase of their telecommunications property. · Assisting with cellular tower location identification and selection process. · Identifying legal owners of sites, making initial contact, and determining willingness to assign existing lease. · Review existing contract between landowner and tower owner and clearly discuss benefits of company proposition. · Understanding and conveying to existing landowners certain financial concepts and matters, such as net present value, discount rates, and tax matters. · Negotiating with existing landowners an assignment of lease, easement and ancillary agreements that meet corporate financial standards. · Reading and interpreting documents such as leases, title reports, easements, surveys, etc. · Anticipating and identifying problems with lease terms or other factors that may render the lease unattractive. · Procuring the landowner’s or appropriate signatory on all required documentation.
Necessary Skills Requirements:
· Bachelor’s degree or equivalent experience. Minimum of 3 years real estate or cellular telephone acquisition experience required. · Excellent negotiation skills. · Ability to succeed in a self-directed environment. · Ability to maintain confidentiality. · Ability to travel. · Excellent written and oral communication skills. · Ability to manage multiple tasks, duties and projects. · Fulfill various client documentation and deliverable requirements. · Work with landowners to finalize documents. · Solid analytical ability. · Ability to manage data in database. · Proficiency with Microsoft Products (including: Word, Excel, Outlook). · Detailed oriented, well organized and have a focus on accuracy. · Unrestricted, valid driver’s license. · Positive attitude.
